Janapriya Upscale USA, Houston-based real estate firm and subsidiary of the renowned Janapriya Group, introduced Fulshear Central, a 23-acre mixed-use development located off FM 1093 in Fulshear in special groundbreaking ceremonies on July 25. The event was emceed by Michael Garfield, “The High Tech Texan,” a 30-year resident of Fort Bend County.

The event also included remarks from Janapriya Upscale USA leadership Arvind Cheruku, Chief Information Officer, and Satya Guduru, CEO - US Region. “This has been a dream project,” Guduru said, citing the strength and commitment of the Fulshear community.

Fulshear Mayor Don McCoy, who is also president of the Fulshear Chamber for Commerce, said that the project is in the exact geographic center of Fulshear, and that upon its completion, residents will no longer have to drive five miles or more to access shopping and dining in Katy. Fulshear City Manager Zach Goodlander called the project “a perfect balance between development and the city’s long-term plan” and said that the project would also include a north-south road through the property.

Janapriya Upscale USA founder Ravinder Reddy, who started the company 45 years ago, also spoke.

With over 130,000 square feet of development potential, the upscale, state-of-the-art facilities will be located off FM 1093 in Fulshear, with the first phase completion scheduled for early 2026 and project completion in 2027. Located on the south side of FM 1093, near Texas Heritage Parkway, the space is meant to bring amenities within walking and short driving distance to Fulshear residents. Fulshear Central will feature office condos, retail, a large green space for events and walking trails. A lake feature is also planned along with a concert area, presenters said at the event.

Half of the space will be devoted to offices, with the remainder set as retail. Forty-four waterfront offices are planned, and of those, 18 are already presold, said Cheruku at the event. Restaurants and cafes in the works include a fine dining Mexican restaurant, a high-end coffee shop, a morning breakfast place and a snack shop, Cheruku said, with the possibility of a steakhouse as well.
